TrueBuilt Co. led the meticulous restoration of The Parlor, a late Victorian-era building originally constructed in the 1870s and operating as a funeral home from 1914 to 2021. Situated in the heart of Baltimore's Station North Arts District, this 9,050-square-foot structure was transformed into a vibrant mixed-use arts hub, featuring artist studios, office spaces, and a bar/gallery on the first floor.
Our team executed a full historic reconstruction of the interior, preserving and replicating intricate plaster moldings to match the original design. Exterior renovations included restoring the building's façade and integrating a rear addition facing Graffiti Alley, enhancing both functionality and aesthetic appeal.
We led off on this project under a pre-construction agreement to provide project cost budgeting and then valued-engineering services to lower the cost of the project by proposing alternative designs, engineering, and methods that still meet the design and function of the building utilizing our expertise. We were able to provide our client approximately $800,000.00 in savings from the original project cost due to our proposed engineered solutions and execution.
